Mortgage Payment Scenarios: 60 Reproducible Examples

Compare 60 reproducible fixed-rate P&I examples, including first-five-year interest and remaining principal. These are selected mathematical inputs, not current rates, quotes or complete ownership costs.

What does this original dataset measure?

Version 1.0.0 contains 60 deterministic fixed-rate mortgage calculations: principal amounts $100,000,$200,000,$300,000,$400,000 and $500,000; assumed nominal note rates 4%,5%,6%,7%,8% and9%; and terms 15 or30 years. The grid is5 ×6 ×2 =60 cases. Rates are selected mathematical inputs, not current mortgage quotes or evidence about market availability.

Each record includes monthly principal and interest, full-term interest, and principal/interest measures after 60 scheduled payments. Costs outside P&I are deliberately excluded rather than hidden inside an unexplained estimate.

How does the same loan compare over15 and 30 years?

Same $300,000 principal and 6% fixed note-rate assumption — not offers
TermMonthly P&I onlyFull-term interestInterest in first 60 paymentsPrincipal after 60 payments
15 years$2,531.57$155,682.69$79,921.52$228,027.30
30 years$1,798.65$347,514.57$87,082.16$279,163.07

The 15-year case requires more monthly cash and repays principal faster. The 30-year case has a smaller scheduled P&I payment but a longer payoff period. Taxes, insurance, mortgage insurance, HOA and closing costs are excluded from this table. Full-precision payments are used before rounding.

How are the values calculated?

Decimal precision50. Fixed fully amortizing monthly principal-and-interest payments. Monthly rate equals nominal note interest rate divided by1200 when entered as a percentage. Payment = principal*r/(1-(1+r)^(-n)); at zero rate, payment = principal/n. Remaining principal after60 payments = principal*(1+r)^60-payment*((1+r)^60-1)/r. Principal paid = starting principal minus remaining principal; first60 interest = first60 payments minus principal paid. Full precision is retained; monetary fields round half-up to cents only for publication.

M = P × r / (1 − (1 + r)−n); r = annual note-rate percentage /1200. At a zero rate,M = P/n. The remaining principal after k payments is P(1+r)k − M((1+r)k−1)/r. All published grid cases use k=60.

This is a monthly interest model. It does not simulate actual servicing, payoff-date interest, late payments, prepayment, refinancing or daily accrual. Rounded monthly payments multiplied by the term may differ slightly from the published totals, which retain precision before rounding.

What do the variables mean?

Variable definitions
ColumnMeaning
loan_principalStarting loan amount; not the home purchase price or cash to close.
nominal_note_rate_percentAssumed annual interest rate,not fee-inclusive APR.
term_monthsNumber of scheduled monthly payments.
monthly_principal_interestFixed monthly principal-and-interest payment only.
full_term_principal_interestUnrounded payment multiplied by term, then rounded for publication.
full_term_interestFull-term payments minus starting principal.
remaining_principal_after_60Mathematical principal after60 on-time scheduled payments,not a payoff quote.
principal_paid_first_60Starting principal minus the60-payment principal balance.
interest_paid_first_60First60 P&I payments minus principal paid.
principal_interest_paid_first_60Total first60 P&I payments,without taxes,insurance or other ownership costs.

What are the limitations?

Use the mortgage calculator to add explicit tax, insurance, mortgage-insurance and HOA assumptions. Those values are a separate ownership-budget illustration, not observations added to this P&I dataset. The mortgage decision guide explains the broader comparison. Read editorial policy, commercial disclosure and report a reproducible error with its version and scenario ID, without account details.
