Mortgage Down Payment: Principal, Payment and Cash-Reserve Tradeoffs
Down payment changes loan principal, but it is not the whole upfront cash requirement. Compare the payment, closing expenses, mortgage-insurance terms and savings remaining afterward. No single down-payment percentage applies to every mortgage or borrower.

Check Loan OptionsWhat does a down-payment comparison need to hold constant?
Compare the same property price and explicitly stated loan assumptions. Down payment reduces starting principal in the simple illustration below, but a real choice can also change product eligibility, pricing, mortgage insurance and available reserves. There is no universal 20% down-payment requirement for every mortgage.
The CFPB down-payment guide explains separating funds for closing and money retained for other needs. Do not treat the full savings balance as available down payment if it is also reserved elsewhere in the budget.
How do 5%, 10% and 20% change the same $400,000 purchase?
The rate is held at a hypothetical fixed 6% and the term at360 months, with no financed charges. This isolates the effect of principal; it does not assert that all three loan structures are available or equally priced.
| Down-payment assumption | Down payment | Starting principal | Monthly P&I only |
|---|---|---|---|
| 5% | $20,000.00 | $380,000.00 | $2,278.29 |
| 10% | $40,000.00 | $360,000.00 | $2,158.38 |
| 20% | $80,000.00 | $320,000.00 | $1,918.56 |
Taxes, insurance, mortgage insurance, HOA, closing charges and changes in actual pricing are excluded. Mortgage-insurance treatment must be checked for the actual product rather than inferred from this payment table. The examples do not establish approval or program eligibility.
Why does the largest possible down payment need another test?
More cash down leaves less starting loan principal under these assumptions, but it also leaves less cash in hand. Compare savings remaining after the whole transaction, not only the resulting payment. A household can reduce a loan payment while losing the room it expected for repairs, moving costs or an income disruption.
Use the cash-to-close worksheet to keep deposits, charges and credits separate. Then run the monthly cash-budget test and a lower-income or higher-cost case. The chosen reserve in an example is not a universal required amount.
What should the actual provider confirm?
- Permitted down-payment amounts and funding sources for the specific product.
- Actual rate, APR, points, mortgage insurance and other pricing conditions.
- Cash needed at closing and any eligible credits or assistance.
- Required documentation and remaining loan or property conditions.
- Which costs remain outside the quoted monthly payment.
Use the mortgage calculator with the resulting loan principal, not the whole purchase price. The original data methodology explains fixed-rate arithmetic; it does not determine the product’s rules.
